Each year, Redfin uses a special cocktail of metrics to forecast the “Hottest Neighborhoods” for the months ahead. It was Highland Park taking #1 last year, and sure enough that enclave has been on a rocket ride of rising home values. But now Redfin has a new darling, Eagle Rock, which they call the second hottest neighborhood in the whole U.S. (San Francisco’s Bernal Heights grabbed #1).

It’s a fine honor and well deserved. Having represented home buyers and sellers in Eagle Rock for many years, we have long been seduced by its hilly, tree-lined streets and the mop-n-pop shops and restaurants lining Colorado Blvd. It even has good public schools(!) But we can’t help wondering: If Eagle Rock is #2 in the whole country, where does that put its very close neighbor to the southwest? For our money, it’s the next next big thing: Glassell Park.

We speak with some authority here. After all our new listing, NELA Union Modern Homes, is at least a small part of the Glassell renaissance.
