3147 Atwater Avenue in Atwater

List Price $649,000

2 bedrooms • 2 bathrooms

1,164 sf • 4,797 sf lot

02

New from renown design+builders ReInhabit: a look from the past, restored for the present. With vintage charm and a great location, this home in Atwater is an exclusive offering of Tracy Do Real Estate.

17

The Traditional style house was found with its original kitchen, bathroom and fixtures virtually untouched. ReInhabit has rejuvenated it with painstaking effort, importing vintage elements like reclaimed doors, windows and lighting fixtures which mesh perfectly with refinished original oakwood floors (and new Marmoleum in the kitchen).

10

Original pristine cabinetry, bathroom tile and pocket doors have been restored to feel “like new.” Upgrades include plumbing, electrical and central heat and air.

23

This second bathroom is a new addition, as is the walk-in closet off the Master Bedroom. The custom-built “secret” laundry nook is as ingenious as it is functional.

40

The garage has been re-purposed to a versatile space for work, play or entertaining. It flows beautifully to a back yard with two decks and drought-tolerant landscaping.

38

This is a functional modern residence but feels lifted from another place and time.

Let the games begin. Over the past few days, an open expanse has been transformed into a village of cool, energy efficient homes. There is genius at work here, to say nothing of collaboration and innovation as teams from all over the world go head-to-head in competition. It’s the Annual Solar Decathlon, and we are proud that it is held right here in SoCal, an hour south of LA in OC’s Great Park.

10059847235_e93903196d_b

From their website: “The U.S. Department of Energy Solar Decathlon is an award-winning program that challenges collegiate teams to design, build, and operate solar-powered houses that are cost-effective, energy-efficient, and attractive. The winner of the competition is the team that best blends affordability, consumer appeal, and design excellence with optimal energy production and maximum efficiency.”

“Open to the public free of charge, the Solar Decathlon gives visitors the opportunity to tour the houses, gather ideas to use in their own homes, and learn how energy-saving features can help them save money today.”

SDAustria

So what is there to see? Here’s a rendering of a house called LISI by Team Austria, from the Vienna University of Technology. Tour it in person and see how this stunning home was conceived and built.

SDUSC

One of two local teams in competition hails from USC. “In designing fluxHome, the University of Southern California team focused on developing a truly accessible model for energy-independent, low-cost housing that reflects the best qualities of indoor-outdoor living in Southern California.”

We reported a few months ago on a second local team in the decathlon, comprised of students from SCI-Arc and CalTech. It is truly inspiring to these young minds at work designing homes that will most certainly influence our future landscape here in the LA area.

For more info about this fun, free and very informative event, head to the Solar Decathlon website. This is a great opportunity, we hope to see you there!

Mortgage Rates Plummet While Rents Continue to Rise

Christina Mlysnki at HousingWire reports that “fixed mortgage rates fell to a nine-week low this past week, following the Federal Reserve’s announcement that it will maintain its bond-buying program to keep homebuyer affordability elevated.” That rate is currently 4.37% on a 30-year fixed, a favorable borrowing opportunity that stands in stark contrast to the scenario faced by renters. Roger Vincent of the LA Times paints the grim picture: “Rents will continue to rise for the next two years, according to (the) 2013 USC Casden Multifamily Forecast, as the region’s rental housing market continues to absorb units faster than they are being completed.”

For anyone who has put off buying a home, this is news you’ll want to think about. Real estate remains in high demand in the LA region, and prices are rising. But there are still options for you, including financing opportunities that can make ownership far more affordable than you might think.
